GENERAL CAMPGROUND INFORMATION
LATE ARRIVALS
Our office hours vary slightly depending on the season and day of the week, so if you will be arriving after 7 pm, we ask that you call us so we can make arrangements to leave you your site map and reservation information, in our night box. If you are staying in one of our rental accommodations, we will instruct you as to where you will find your key, when you give us a call. We would appreciate it if all campers are set up by our quiet time of 10PM.
BASE RATE
Our base rate for ALL sites includes two adults and two children (a child is anyone under the age of 16 years old) and one vehicle per site. If you have additional adults or children staying with you, the cost will be an extra $5 per person/per day. One vehicle may park on-site and any additional vehicles must park in our overflow parking lot.
RV Sites may only have ONE RV on the site. Any additional RVs or tents must be on their own reserved site.
TENT sites may only have ONE tent on the site. Any additional tents must be on their own reserved site. Tenters are not allowed at stay more than 9 days at a time,
CAMPERS/CHILDREN/GUESTS
Campers are responsible for the safety and behavior of their children and their guests at all times. Our goal is to make everyone's camping experience safe, fun and relaxing, and we ask for your cooperation. Children under 5 must always be accompanied by their parents around the park and all children, under the age of 16, must be at their sites by dark. If your child is riding a bike, a helmet must be worn at all times. Please make sure your children understand that they may not run, ride or cut through another camper's site. WE are not responsible for the ir safety and welfare. You are solely liable for their behavior and welfare.
CHECK IN / CHECK OUT
Check in time, for all campers, is no earlier than 3:00 p.m.
Check out time, for all campers, is no later than 11:00 a.m. If you would like a LATE CHECK OUT, please contact the office as to availability.
GUESTS
Any person who is not named on the initial registration form as a "Registered Camper”, and who has entered the campground is considered a guest. All guests must stop in the office, BEFORE entering the campground, and provide us with their name, their license plate number (as per Maine State Law), and then pay the Guest Fee of $2 per person/per day. This fee applies to anyone TWO years of age and older. We will give you a car pass that must be hung on your rear view mirror for the entirety of your visit. It is the responsibility of all Registered Campers to make sure that their guests are aware of this policy and that they follow the rules. Any Registered Camper who is found to have guests visiting them, who failed to comply with our policy, will have to pay a $10 penalty fee in addition to the regular guest fee. Day visitors must leave the campground by 10 pm. Anyone staying past 10 pm. is considered to be an Overnight Guest and that fee is $5 per person/per day. Check out time for Overnight Guests is 11 a.m.
A maximum of SIX people are allowed on a site. This includes the Registered Campers and their guests. Should there be a special occasion where more than SIX people will be in attendance, you must contact the office, ahead of time, to discuss the circumstances and we will try to accommodate your wishes if at all possible.
Maine State Law requires us to know who is in the campground and on the premises at all times. Thank you!
PARTIES/GATHERINGS
Gatherings of family and friends are lots of fun, but they must be maintained so as not to be disturbing to your neighboring campsites. If you are planning to host a party, that will include more than SIX people, please contact the office to discuss your plans.
COURTESY
Our goal is to have a relaxing and peaceful campground, where everyone can enjoy their time here, so we ask that you please be courteous to your neighbors by always being mindful of your noise volume. Although Quiet Hours are between 10 p.m. and 8 a.m., we hope that you always will be respectful of others, who may not appreciate your blasting music, screaming children, or barking dogs.
Please be sure that dogs are always on leash and that you pick up after them, whether on your own site or when walking around the campground.
The running of generators is not permitted.
Please do not walk through another campsite.
The use of hateful speech or hateful acts of any kind are absolutely prohibited. Degrading comments about things such as race, religion, culture, political sides, sexual orientation, gender or identity will not be tolerated and you and your party will be asked to leave.
5 MPH SPEED LIMIT
Please do not exceed 5 mph while on the campground property. Safety is our #1 concern and we have many children and dogs in our park, and both often move in unexpected ways and we don't want anyone to be injured. If we have to ask you more than ONCE to slow down, you will have to leave.
BICYCLES
According to Maine State Law, any child, under the age of 16, must wear a safety helmet while riding a bicycle.
Bicycle riding is not permitted after dark and no jumping or trick riding is allowed.
CAMPFIRES & FIREWOOD
What is camping without a campfire? But let's keep it safe! All fires must remain inside your fire pit and may not exceed 3 feet high. Bonfires are NOT allowed! Only firewood and fire starters are allowed to be burned in your fire pit and you can purchase both at our store. And we will even deliver your firewood to your campsite, free of charge! All fires must always be attended and must be extinguished before retiring, for the evening, or leaving the site. Under NO circumstances may you cut your own firewood from the campground or adjacent properties. It is also against Maine State Law to bring in firewood from out of state, so please help us in preventing the spread of disease or infestations, by buying wood where you camp.
PLEASE do not use your fire pit as a trash can. Upon check in, you will be asked to sign an agreement stating that you understand that a $25 fee will be charged if we have to clean anything, but wood and ash, from your fire pit after you leave.

QUIET HOURS - 10 pm to 8 am
Quiet hours are from 10:00 p.m. to 8:00 a.m. The quality of rest and relaxation is important to all campers so please refrain from loud noises and disturbances during this period. All stereos, radios, TVs, musical instruments, or other noise-making devices must be turned off during this time and voices kept to a whisper. You are more than welcome to still enjoy your campfire at quiet time; however, please remember that voices carry, especially at night. We take complaints of noise seriously and if we must ask you to quiet down, more than once, you will be asked to go inside. If we receive a complaint after asking you to go inside you will be made to leave the park.
RESTROOMS & LAUNDRY
Our campground has a bathhouses on the property, and a laundry room located within the back of the bath house. We strive to keep these areas as clean as possible and we ask for everyone's help in maintaining these facilities. If you find that a bathroom or the laundry needs our attention, please let us know so we can take immediate action to rectify the situation. There is a fee of $4 for one wash and dry load. You can pay the fee and pick up a key at the store. Laundry soap is also sold in the store.
Dish washing is prohibited in the restrooms for sanitary reasons; however, we have an outdoor kamp kitchen located on the side of the bathhouse.
DRUGS & ILLEGAL ACTIVITY
The use of any type of non-prescription, illegal drug is strictly prohibited here at the campground, and any illegal activity will not be tolerated. Any such violations will result in immediate eviction, without refund of your site fees, and removal of your personal effects. The authorities will be notified.
Marijuana is legal in the State of Maine, we ask that you smoke at your site or a site you are visiting with permission only please.
FIREARMS & FIREWORKS
The use or display of firearms, air guns, paint ball guns, fireworks, explosives or any type of weapon is strictly prohibited. Violation of this rule will result in immediate eviction, without refund of your site fees, and removal of your personal effects.
The authorities will be notified.
Golf carts may only be used by our seasonal guests. Anyone with a disability, who needs to use a golf cart to get around the campground, should contact our office prior to arrival.
INDEMNITY
The use of any equipment or facilities of the campground by any person is at that person's risk. The Registered Camper agrees to indemnify and hold the campground owners harmless from any loss, cost, or damage incurred by him/her as a result of the activities of the Registered Camper, his family members, invitees and guests.
PERSONAL PROPERTY
All personal property, brought into the campground, is at the Registered Camper's risk and the campground owners shall bear no responsibility for the damage, loss, or theft of such property. All campers assume the responsibility of maintaining proper insurance on their camper & personal property. We are not responsible for any damage, to any camper or personal property, for any reason including an act of God, (i.e. wind, lightning, hail, fallen branches, trees, etc.) accident, fire, or vandalism.
PETS
Pets are welcome, but are required to be kept on leash at all times.
There is a maximum of two pets allowed per site. All pets must be have current Rabies shots and required licenses. Visitors may NOT bring their pets.
Pet waste must be picked up immediately. If we must pick up your pet's waste, a $20 fee will be imposed. If a second offense occurs, your will be asked to leave the premises, with all your personal effects, without refund.
Pets are not allowed in the store, the pavilion, or any playground area, rentals such as campers, cabins or glamping tents. They are not allowed to roam freely at ANY time,
Pets are NOT be left unattended at your campsite or in your camper at ANYTIME.
TRASH & RECYCLING
We have a large dumpster and recycling bin for returnable bottles and cans, as you exit the park. Cameras are in use, to monitor the disposal of trash by our campers, and only household trash, that is generated while here at the campground, may be deposited in these receptacles.
DEPOSITS / REFUNDS
Deposits are due at the time of reservation.
Memorial Day, July 4th and Labor Day require a three-day minimum stay. These reservations must be paid in full and are non- refundable.
Monthly sites require a $250.00 non-refundable reservation deposit.
Refunds:
Site rentals canceled before seven days prior to reservation date are subject to a $20 cancellation fee and the rest of your deposit will be refunded.
Less than one weeks notice will result in forfeiture of your deposit.
No refunds for Memorial Day, July 4th and Labor Day Holidays.
Cabins, and Rental Units canceled before 14 days are subject to a $12 cancellation fee and the rest of your deposit will be refunded.
Less than 14 days will result in forfeiture of your deposit.
No refunds for July 4th and Labor Day Holidays.
Please call our office at 207 605 0202 to make any changes to your reservation. No changes will be accepted through email, Facebook or voicemail.
There are no refunds on or after the date of check-in, for any reason.

Seasonal Contract 2023

SEASONAL RATES
Water & ELECTRIC ONLY----- $1700 Plus electric
FULL HOOK UP------- $2,000 regular site, $2500 for large site. Plus electric
This agreement is a contract which is binding on both the campground and the campers. This agreement is not a lease of real estate. The campers are not tenants. This agreement is, for a legal purpose, a license to use the property of the campground on the conditions which are stated in this agreement. Under Maine Law, campgrounds are not allowed to be a permanent residence. Campers may not claim the campground as their permanent address, voting address or other place of residence.
Campsite Electric: This usage is calculated from the meter on your site, at the current Central Maine Power rate. If Central Maine Power rates increase during the year, your rate will change accordingly. Your bill is due on the 1st of every month. There is a MINIMUM FEE OF $50.00PER SEASON.
SEASONAL PAYMENTS
The seasonal rate allows long-term campers six months of camping at a rate equal to that of 2 months of daily fees. The seasonal rate is site rent only and does not include addition charges (i.e., pump-out service, off season storage, etc.) ALL returning seasonal campers must notify campground management of their intent to return by October 1stof the coming year. Failure to notify management of your intent may result in your loss of a seasonal site.
The seasonal rate for each upcoming year will be posted around September 1stof the current year, Seasonal campers are afforded discounts and payment options as listed below:
A. A 10% discount to the base rate of the upcoming season is afforded in payment IN-FULL is received by October 15th of the current year. Maine Sales and Use Tax is charged on the reduced rate.
B. Full rate (plus Maine Sales and Use Tax) is charged after October 15th. This amount may be paid in one of three ways:
a. In-Full: full season rate plus tax prior to October 15th of the current year.
b. Two equal payments of ½ the seasonal rate plus tax. The first to be received by October 15thand the second to be received by April 15th.
c. Equal payments of ¼ the seasonal rate plus tax. Payments must be received by October 15th, December 15th, February 15th and April 15th.
d. All seasonal payments must be paid in full by May 1st or a fee of $2 a day will be incurred.
e. Remember, this is you bill and payment is due as stated.
C. Refunds in-full or in-part will be considered in cases of hardship at the owner’s discretion.
END OF SEASON FEES
The fees listed below are to be PAID IN FULL UPON CLOSING OF THE CAMPGROUND for the season.
Fees Due;
1. A $200.00 required deposit on your site to hold it for the coming season.
2. Your current year meter read(electric charge) at Central Maine Power’s current rate.
3. The on-site winter trailer storage charge of $100.00 (if applicable).
PLEASE CHECK OUT IN PERSON TO PAY ALL END OF SEASON FEES.
LATE FEE CHARGES
Season Rent: Any unpaid balance past the 1st of May will have a late fee charge of $2.00 per day.
REMEMBER: You will not receive a separate bill. This contract is your bill and payment is due as stated.
SITE TERMINATION
If your seasonal rent and end of season fees are not paid in full by closing day, your seasonal site contract will be terminated and you will not receive a contract for the following year. Your trailer, shed, and/or deck cannot be removed from the campground until all fees are paid in full. If payment is not received, your past due account will be turned over to collections. This remedy does not preclude the campground from termination of the contract or rights to the site for any other reason stated in this seasonal contract.
RULES AND REGULATIONS
1. Your Site Seniority, Occupancy, and Guest Requirements:
A. Your Site Seniority starts upon the date of deposit on your seasonal site and continues until you leave or your site is terminated.
B. Definition of Occupancy: For both married and unmarried couples, both parties will sign the seasonal contract agreement. This will give both parties controlling interest of the site, and also makes both parties liable and bound to this contract. For a single individual, only he/she will have the controlling interest of the site. Occupancy of your seasonal site is for you and your underage children only. Your site cannot be transferred to anyone.
C. Occupancy and Guest Requirements:
i) Your seasonal rate is based on 5 persons in your unit (2 adults and 3 children under the age of 18).
ii) There may be only 1 sleeping unit per site. However, you may also have a tent, not to exceed 7.5’ x 7.5’, intended for children in your care under the age of 12. The tent should not be in place for more than 3 consecutive nights.
iii) All guests of seasonal campers are the responsibility of the host seasonal camper, who must be present at the campground while guests are here.
iv) All adult guests that stay overnight must stay in your unit, not in a separate van, motor home, trailer, or tent on your site and must register with the office.
v) You may not sublease your trailer or site.
vi) All seasonal campers and their guests must abide by all campground rules.
2. Seasonal Travel Trailer Requirements:
A. Your travel trailer must:
i) Age: Be within 10 years or newer and very neat in appearance when first becoming a seasonal. All decisions on the appropriate appearance of trailers are at the manager’s sole discretion.
ii) Square Footage: Can be no greater than 400 square feet.
iii) Slide Outs: Cannot extend past your electrical pedestal.
iv) All trailers must be continuously road towable.
3. Utilities: Must comply with all State, County, and Local requirements.
A. Electrical Connection:
i) Do not bury your electrical cords or place them under your carpet/deck.
ii) No buried extension cords of any kind are permitted.
iii) No pigtail electrical connectors to convert to 50 amp.
B. Water Connections:
i) Your water hose must be pressure type for palpable water.
ii) Do not bury your water hose or place them under carpet/deck.
iii) Water Usage: Please conserve water. No excessive watering of lawns, washing of trailers, motor vehicles or golf carts is allowed.
C. Sewer Connections:
i) You must use a rigid plastic pipe.
ii) It must have a slope for drainage from your trailer, and must be well supported.
iii) If your site is full hookup, then you must have a donut adapter to hook up to our sewer.
iv) You cannot glue onto our sewer risers.
v) You cannot use flexible sewer connections on seasonal sites.
4. Site Maintenance:
A. Violations: If any of your property is in disrepair or is in violation of any Health Department standards, you will be notified or your property will be tagged. This requires your immediate attention, or you risk the possibility of termination of your site.
i) You may receive a violation either from a government official (Health Department, DEQ, etc.) or a Site Improvement Notice from the office.
ii) You must correct any violation issued by a governmental agency within the time permitted. If any violation is not corrected to the satisfaction of the governing agency, you must vacate the site. You will be responsible for any fines, costs or damages due to the violations.
B. Trees and Lawn Care:
i) You are responsible for keeping your site clear so we can mow.
ii) No planting of trees.
iv) Sites and surrounding areas will be kept clean and clear of rubbish and clutter. The exterior of all camping units will be clean and free of mold and black streaks. Only minimum storage underneath your camper is permitted. Display of “tchotchkes or chotskes” otherwise known as yard-junk will be kept to a minimum.
v.) Outdoor lighting maybe utilized within the confines of your site. No lighting will be affixed to any tree. Lights are to be off during the daylight hours and turned off prior to you turning in for the night..
C. Parking:
i) You are to park at your own site.
ii) Additional parking is available in designated places marked on the campground map (see map).
5. Insurance:
A. During seasonal occupancy and winter storage on camp property you are responsible for property and liability insurance on all of your equipment and guests. This includes your trailer, dock, shed, golf cart, boat, etc. This insurance policy must be available upon office request. No insurance, no site!
B. REMEMBER: Fill out your insurance information on your Seasonal Contract Information sheet.
6. Decks:
i) Manager approval is required for all decks! (Ask before you build).
ii) Deck must start flush with the ground.
iii) Deck posts cannot go into the ground.
iv) Deck can be no larger than 400 sq. feet.
v) Deck railings are not to exceed 30” in height and cannot have solid panels.
vi) Keep deck well maintained.
7. Awnings:
i) Permanent awnings require office approval.
ii) Screen rooms are not permitted.
8. Sheds and other enclosures:
i) Shed is to be placed directly behind the trailer.
ii). Sheds must be well maintained or they will have to be removed from the camp or be replaced.
iii) All sheds have to be moveable, no permanent structures of any type are authorized.
iv) Only one shed will be permitted per site.
v) Sheds are not to exceed 8x8 feet, they must be neutral in color and must not encroach on adjoining sites.
vi) The installation, sale, or purchase of all sheds must be approved by the manager.
vii) Only manufactured screen houses and screen rooms are allowed. Due to local building codes, no stick- built, freestanding or deck enclosures will be allowed.
9. Golf Carts / LSV’s:
A. You must be 18 years old with a valid driver’s license to operate any gas, battery, or electric powered equipment in the campground. (Be prepared to show driver’s license if asked).
B. There must be liability insurance on your vehicle to operate it in the campground. This insurance form must be on file in the office.
C. You may only have one golf cart per site.
D. Golf carts, 4-wheelers, Gators, mini-bikes, mopeds, electric scooters, etc. must have office approval.
E. Drivers are to stay on the roadways only. Do not drive through campsites or other non-designated roadway areas.
F. The speed limit is 10 mph throughout the entire camp. You must stop at all stop signs.
H. All vehicles must have working lights on the front and back of the vehicle (or reflectors on back).
I. Please follow the specific seating guidelines for your golf cart or recreational vehicle. Please do not have more people than seats on your vehicle.
J. Horseplay, racing, or other misuse of vehicles is not permitted.
K. All violations will be written and kept on file in the office and a copy will be mailed to your home. When you reach your 3rd violation, your vehicle will have to be removed from the camp for the rest of the season. However, your vehicle may be removed on the 1st violation if your minor children are found driving at any time. If an accident were to occur while a minor was driving the cart, the vehicle will have to be removed permanently from the camp (and you could potentially lose your site).
L. No driving of any vehicle while under the influence of drugs or alcohol.
11. Pets:
A. Your pets are welcome if they are under control, friendly and quiet.
B. All pets are required to be on a leash and/or penned at all times (leash can be no longer than 15’).
C. Pets are not allowed to be in the pond.
D. Always clean up after your pets. Failure to do so could cause your pet to have to permanently leave the campground.
E. Pets are to be kept inside the trailer at night, and should not be left unattended at any time.
F. Be sure your pets are up to date on their shots, and have paperwork at request.
G. Dog Bites: You are liable if your dog bites anyone.
H. If these rules are not followed, your pet will have to leave the campground.
12. Site Change/Termination:
The opportunity to change sites will depend upon available sites & your seniority.
Requesting a Site Change:
i) When you receive your new seasonal literature in January for the coming season, check “Site Change, Yes or No”.
a. If “No”: You will not be considered for a site change for the coming season.
b. If “Yes”: You will be called after March 1st. You will be given a choice of the available sites (if any). You are required at the time of the call to decide on the site that you want, or if you wish to change at all.
iii) Your trailer must be ready to move as soon as possible before the opening of the season. Check with the office for a time and what is required of you.
B. Termination:
i) If you choose not to return for the following season or your site is terminated, the trailer must be removed either before the end of the season or 2 weeks prior to the opening of the campground for the following season.
ii) The camper may be held due to non-payment until payment of fees is received.
iii) Contract Termination: There is a $200.00 contract termination fee if you give up your site after we receive your contract for the year. You are still responsible for all seasonal fees and late charges for the current season before removing any of your property from the camp.
iv) When the site is vacated, do not put pieces of your shed, deck, dock, etc. in the dumpsters.
v) A minimum fee of $200.00 will be charged for the cleaning of your vacated lot. You do have the option of cleaning the site up yourself.
13. Miscellaneous:
A. Table Cloths: Please remove at the end of the season.
B. Firearms and Fireworks: Firearms (including BB guns, Pellet Guns, Cross Bows, Sling Shots, and Paint Ball Guns) are not allowed in the camp. Fireworks of any kind are also not allowed in the camp.
C. Drones & Flying Objects (Quadcopters, Radio-Controlled Aircraft, etc.): Must be flown in accordance with state and federal laws. These must not disturb other guests. Please check with the office.
D. Campfires: Campfires are permitted, but must be attended at all times. Do not burn continuously and be courteous to your neighbors. We do provide fire rings.
E. Quiet Hours: Campground quiet hours are from 11:00pm – 8:00am.
F. Payment:
i) Credit Cards: Credit Cards are not accepted for seasonal payment. You may use a personal check, debit card, or money order.
ii) Bad Checks: There is a $50.00 handling fee for returned checks. Your balance due, plus the bad check fee is to be paid by cash or money order.
G. Mail and Parcels: Anyone desiring to receive mail and parcels while at the campground will need to obtain a P.O. Box at one of the local Post Offices. No personal mail or parcels will be received at the campground.
H. Off Season: There will be no fishing, hunting, or camping during the off-season. You are permitted to check your camper only for a short time.
S. Sale of your camper while it is here at the campground:
i) When selling your trailer, boat, shed, etc. be sure to put all pertinent information on your advertisement. Management will not give out personal information except for in case of emergency or to law enforcement.
ii) Be sure to check with management for approval before sale.
iii) If you are selling a park model or an RV that is older than 10 years, it cannot remain in the park unless granted approval by management.
iv) Sale when Camp is Open: When selling your RV when the camp is open, the new owner can finish out the current season with management approval. However, they will not have any seniority. At the end of the season, the trailer and all personal property has to be removed from the camp.
v) Sale When Camp is Closed: When selling your RV when the camp is closed, the trailer and all your personal property will have to be removed 2 weeks before the camp opening for the following season.
14. End of season closing for campers remaining on the premises
a. All outside furniture and decorations are should be stowed away in your trailer, shed, deck box or secured on your deck.
b. Any screen rooms will be dismantled down to the skeleton and fabric stowed away.
c. All hardware will be removed from trees.
d. All tie downs and clothes lines will be removed.
e. All hoses and power cords will be stowed away.
f. Yard ornaments and solar lights will be put away.
g. All items stored under your trailer are secured from any winds.
15. Off Season Access: All seasonal campers are allowed and encouraged to visit the campground during the off season. No overnight stays are allowed after October 31st until May 1st. No vehicles are tp proceed past the entrance parking lot after the official closing date without giving the manager’s notice.
K. These rules may be edited from season to season as management deems necessary to stay in compliance with state and local laws.

Seasonal Camping Contract

I acknowledge that Mystic Valley Campground has the absolute right to terminate this contract and remove my property from the site if I breach any term of this contract, including non-payment of the fees, violation of any of the rules and regulations, and any actions which are detrimental to the proper management and operation of the campground.
3. I understand and agree that, in consideration of my camping privileges, I hereby release the campground, management, and employees of all liability for the loss or damage to the property of myself, users of my site, and my guests and visitors, and for any injury to myself, users of my site, and my guests and visitors while on the campground premises; furthermore, I agree to indemnify and hold harmless the campground, management, and employees against claims resulting from the loss or damage to property or injury to the person of myself, users of my site, and my guests and visitors while on the campground premises, provided that the loss, damage or injury is not caused solely by the negligence or intentional acts of Mystic Valley Campground, management, and employees.
4. If the campground is required to start legal proceedings to enforce or recover from the breach of any term or condition of this seasonal contract, I agree that I will be liable for all costs incurred by the campground, including actual attorney fees.
5. I understand as a seasonal camper it is my responsibility to inform users of my site and my guests of the campground’s policies, rules, and regulations, and that I will be held accountable and liable for any action arising from my camping party visitors.
6. This Seasonal Contract, and any attachments or documents referenced, contains the entire agreement, and all other understandings, statements, and promises and merged herein. This Seasonal Contract is severable; if any part is deemed invalid or unenforceable, all remaining parts will remain in full force and effect. The laws of the State of Maine govern this agreement. It is agreed that any litigation will be heard in the courts of Penobscot County, Maine.
